The initial set up fee is £350 and payable upfront into the following account to show your agreement to our terms. This fee includes professional photographs and internet marketing/initial administration set up costs.
Advertising
We advertise on various websites to ensure you have maximum coverage and more income potential. The costs vary depending on which website the bookings come from and are typically 12% - 20% THIS IS PAID ON YOUR BEHALF FROM THE 30% ABOVE.
We deal with all the booking enquiries
We confirm all the bookings with the guests and arrange to collect the balance when due, chase up outstanding balances, collect the security deposit, return this after their stay and deal with all the correspondence from the guest from when the book to when they leave. The bank charges a fee to send deposits back to international guests, typically £20. You will be liable for the cost of this and it will show on your monthly statement.
Statements and Payments
We will provide a statement each month for the bookings completed in the previous month. ie if a booking ends in Feb it will show in the March statement. We will endeavour to have the statement to you and the money paid into your account by the 15th of the month however, in periods of busy times/holidays, it is not always possible.
We will inspect the property once a month. - to ensure it is still up to holiday let standard.
Cost of Additional Services If Required
1. If there is a maintenance issues with your apartment or a broken appliance/problems with the keycode box etc and Edbook are called out to the property there will be a call out charge of £50.
2. If you want us to arrange a Meet and Greet the cost is £50.
3. Cleaning Cost. We can organise cleaning of the apartments and making up the beds. Our cleaner will report back to us that the apartment has been left respectfully and we can return the security deposit. Please note that it is not possible for her to do an inventory check. Price will vary depending on size/bathrooms/ensuites etc. Typical costs are as follows:

4. Laundry - which includes picking up dirty laundry, taking to laundrette, wash, dry and Ironing and returning to the apartment.

5. Hiring of linen for larger properties.
We can hire you the linen which includes pick up and delivery for £100. Maximum bed changes - 13
6. Window Cleaning - price depending on size of flat.
7. Stair Cleaning - price depending on size of flat.
8. Repairs - we can organise repairs - cost varies.
9. Emergencies - If an owner is not contactable in the event of an emergency we will take the necessary steps to sort the problem and the bill will be payable by the owner.
10. Inventory Checking - Should you wish us to arrange to check the property after each booking please supply an inventory to us. £50
11. Topping up of tea, coffee, toilet roll, kitchen roll, cleaning products for the guests use, cloths - Adhoc payment will be billed to you on the monthly statement as and when required.
In return from you I will require:
100% exclusivity in marketing and obtaining bookings.
Hoover, mop and bucket, pan and long brush and shovel, starter pack of cleaning materials ie cloths and sprays, toilet cleaner, glass cleaner, dish washer tablets, kitchen roll, toilet rolls, soap powder, black bin liners, tea, coffee, washing up liquids etc. Tea towels and bath mats.
Your acknowledgment that you take responsibility for your own house insurance all public liability insurance, buildings and contents insurance, utility bills and all other costs associated with running the accommodation and that you will indemnify and hold harmless us and our disponees and assignees legal or conventional from and against any liability, including liability caused by our negligence, arising out of or in connection with the provision of accommodation and services to third parties at your apartment.
Your acknowledgement that acceptance by us, on your behalf, of the deposit and/or payment in full binds you to proceed with the booking obtained on your behalf. If you cancel a booking we have secured and we cannot move it elsewhere there will be a 30% charge which covers our admin fee and the affiliates fee it was booked from.
Your trust that we are acting on your behalf.
We aim to achieve the best for you so that you may achieve an excellent
annual return. This means we will discount your property to keep in line
with the competition. If you decide you do not want us discounting then you must inform us straight away to avoid this. You need to note that if you do not allow us to apply discounts then you will not receive as many
bookings. Your patience will be much appreciated when your apartment
has newly came onto our site as it does take a little time to get noticed.
We would prefer during extremely busy periods such as the Festival and
Christmas and New Year that you e-mail or text rather than calling as we
could lose out on bookings if we are on the phone answering owner
enquiries. Inflation will be addressed on a yearly basis depending on the
markets, our suppliers and rates achieved. We will let you know prior to
this by e-mail.
You have a responsibility to organise the maintenance of your apartment as well as garden tidy up, window cleaning, stair cleaning, sealant round the bath or shower cubicle etc general wear and tear/including furnishings. We can arrange some of this for you. Price on application.
This contact will run from the date we receive your payment of £350 until either party wants to terminate the agreement.
If you want to terminate your contract with us you must give us 3 months notice so we can stop marketing your apartment. If there are any bookings already confirmed that are outwith the 3 month period you will be liable to pay a 30% charge to cover the cost of cancelling these bookings.
Edbook reserves the right to terminate the contract immediately if the property is no longer up to holiday let standard.
